UK Lenders Refusing Loans on Spray Foam Properties

In the United Kingdom, spray foam insulation, once hailed as a cutting-edge and energy-efficient solution, has become a topic of contentious debate.
Due to recent reports of issues in timber-framed roofs, where spray foam insulation has been unfairly linked to decay, dampness, and condensation,
mortgage lenders are hesitant about approving loans.

Spray Foam Insulation Issues

Why some homeowners have had difficulties remortgaging or selling homes that have spray foam insulation installed

Contact Us for Advice

If incorrectly installed or used inappropriately, spray foam insulation might:

  • Reduce air circulation and ventilation.

The sealing capability of spray foam can have drawbacks, as it may impede proper ventilation within the roof space. This restriction of airflow can worsen moisture issues, adding to the concerns associated with its use.

  • Lead to dampness and condensation.

Spray foam can form a barrier that traps moisture inside the roof cavity. This can result in the accumulation of condensation which may lead to timber rot, mould, and mildew growth, as well as rust and corrosion in metal components. These issues have the potential to cause structural concerns over time.

  • Make it difficult to detect roof problems.

When applied beneath roof tiles, spray foam can conceal issues such as water ingress or rot that would otherwise be noticeable. By the time these problems are identified, they may have already caused considerable damage.

  • Be difficult and costly to remove.

The removal of spray foam poses a significant challenge and expense, typically demanding specialized equipment and expertise. This complexity can present a major drawback if removal is needed.

  • Cause issues with electrical wiring.

Using spray foam around electrical wiring raises substantial safety concerns. It can complicate future electrical work and, in certain instances, may lead to wire overheating, posing a serious fire hazard.

These type of problems have caused lenders to be nervous about approving mortgages and remortgages, even for the majority of homeowners who had their spray foam insulation fitted by reputable companies, and are NOT facing these issues.
